TRUSTEE'S SALE

Default having been made in the terms, conditions and payments provided for in a Deed of Trust executed by Tony Sweeten and wife, Becky Sweeten, to Philip Calahan, Manchester, Tennessee, Trustee for Peoples Bank & Trust Company, dated January 6, 2016 and of record in Trust Deed Book 944, page 109, Register's Office of Coffee County, Tennessee, to secure the indebtedness therein described, and

The holder of said indebtedness having demanded payment, which is past due and unpaid and said payment not having been made; and holder having giving required notices pursuant to T.C.A. 35-5-101, and

Now, therefore, I, Philip Calahan, Trustee, having been directed to do so by the owner of said indebtedness and by virtue of the power and authority vested in the Trustee in said Deed of Trust will on the 2nd day of May, 2019, at 11:30 A.M. at the south door of the Courthouse in Manchester, Coffee County, Tennessee, sell to the highest bidder for cash, free from the equity and statutory rights of redemption and subject to all matters shown on any recorded plan; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey might disclose, the following described property located in the Seventh Civil District of Coffee County, Tennessee:

Beginning at a stake located in the northerly margin of Bryan Road, said stake being located N 89 deg. 30 min. E 520 feet from the southeast corner of Bryan; thence running N 00 deg. 15 min. W 932 feet to a stake located in a fence line; thence running N 78 deg. 10 min. E 204.90 feet to a stake; thence running S 00 deg. 15 min. E 975.7 feet to a stake located in the northerly margin of Bryan Road; thence running S 89 deg. 30 min. W 200 feet with the northerly margin of Bryan Road to the point of beginning, and containing 4.38 acres, as surveyed by W. C. Ingram, Coffee County Surveyor, on the 3rd day of August, 1974.

Included in the above description, but specifically excluded here from is the property that was conveyed to Coffee County, by deed of record in Book 189, page 298, Register's Office of Coffee County, Tennessee.

Also conveyed herewith is a Clayton Double Wide Mobile Home, VIN numbers TEN183130 and TEN183131, which is affixed to the property.

And being the same property conveyed to Tony Sweeten and wife, Becky Sweeten, by Warranty Deed from John W. Stephens and wife, L. Christine Stephens, dated January 6, 2016 and recorded on January 6, 2016 at 3:00 P.M. in Warranty Deed Book 370, page 551, Register's Office of Coffee County, Tennessee.

This conveyance is subject to any and all, recorded and unrecorded, zoning regulations, building restrictions and setback line, easements and rights of way for public utilities.

This property is located at 3861 Old Airport Road, Hillsboro, Tennessee, and shown as Map 083, Parcel 056.03 in the Property Assessor's Office of Coffee County, Tennessee.

The right is reserved to adjourn the day of the sale to another day and time certain without further publication and in accordance with the law upon announcement on the day and time and place of sale as set forth above.
