Notice is hereby given that for default in payment of the debt secured by the Deed of Trust from Leslie Lusk and husband, Jason E. Lusk whose address is 116 Union Road, Estill Springs, TN 37330, to Thomas H. Copeland, Trustee, dated April 4, 2014 and recorded in Trust Deed Book 1118, page 336, Register's Office of Franklin County, Tennessee, the undersigned, as Trustee, at the request of Traders Bank, a division of Citizens Bank of Lafayette, the owner and holder of said debt and pursuant to the authority of the Deed of Trust, will sell at the front door of the Franklin County Courthouse located on Courthouse Square in Winchester, Tennessee, on October 24, 2018, at 10:00 a.m. local prevailing time to the highest bidder, for cash, the following property: Map/Parcel 063B-A-017.00 and located in the Second (2nd) Civil District of Franklin County, TN:
Beginning at an iron pin set in the southerly margin of Union Road (undeveloped) north 69 degrees 39 minutes 44 seconds east 142.53 feet from the intersection of the center of Union Road and an unnamed 50 foot right-of-way along the westerly boundary of this tract, said iron pin is the northeasterly corner of the tract herein described and the northwesterly corner of Lot 16 of the Evanswood Subdivision (Envelope 285A); thence along the westerly boundary of said lot south 34 degrees 58 minutes 00 seconds east 214.77 feet to an iron pin found in Evans' northerly boundary (Deed Book 252, Page 509); thence along said Evans' northerly boundary south 62 degrees 43 minutes 00 seconds west 135.39 feet to a pipe found in the easterly margin of an undeveloped 50 foot right-of-way; thence along the easterly margin of said right-of-way north 29 degrees 54 minutes 08 seconds west 181.37 feet to a pipe found at the beginning of a curve; thence along a curve to the right, curve data: 1= 109 degrees 17 minutes 44 seconds, R= 25.00 feet, L= 47.69 feet and a Chord= north 12 degrees 35 minutes 26 seconds east 40.78 feet to an iron pin set in the southerly margin of Union Road; thence along the southerly margin of said road, north 55 degrees 05 minutes 00 seconds east 24.88 feet to point at the beginning of a curve to the right; thence along said curve and along the southerly margin of said road, curve data: 1=9 degrees 39 minutes 35 seconds, R=381.41 feet, L=64.30 feet and a Chord= north 65 degrees 20 minutes 32 seconds east 64.23 feet to the point of beginning, being all of Lot 17 of Evanswood Subdivision recorded at Envelope 285A, Register's Office of Franklin County, Tennessee. Being the same property conveyed to Leslie Lusk and husband Jason E. Lusk by deeds of record in Deed Book 375, page 252 and Deed Book 337, page 347, Register's Office of Franklin County, Tennessee.

This sale will be subject to all unpaid taxes, along with any other applicable easements, restrictions, right-of-way for public utilities and otherwise along with all prior liens or mortgages, if any. Said sale shall also be subject to any statutory rights of redemption of any governmental agency, state or federal, as well as any priority created by fixture filing; and subject to any matter that an accurate survey of the premises might disclose.

The right is reserved to adjourn the day of the sale to another date certain, without further publication, upon announcement at the time set above.
Proceeds of the sale shall be applied as provided for by the terms of the Deed of Trust. Said Deed of Trust is made a part hereof as if copied verbatim.
