WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated September 5, 2017, and the Deed of Trust of even date securing the same, recorded September 6, 2017, in Book No. 994, at Page 781, in Office of the Register of Deeds for Coffee County, Tennessee, executed by David Segroves and Gail Segroves, conveying certain property therein described to David Marttala as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for First National Bank of Middle Tennessee, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.

A certain tract or parcel of land lying and being in the 9th Civil District of Coffee County, Tennessee, being bounded and described as follows: Beginning at a concrete block marker located on the east margin of Johnson Street (Johnston Lane) (near Franklin Street In the Town of Tullahoma), said beginning point being South 04 degrees 06 minutes East, 93.0 feet from a fence line between Morris and Reese property; thence South 88 degrees 23 minutes East, 211.52 feet to a stake at the cemetery property line; thence South 03 degrees 40 minutes West, 75.05 feet to a stake in a tree line containing old fence wire in trees, the same being McAfee's north line; thence South 89 degrees 03 minutes West, 212.74 feet: to a stake on the east margin of Johnson Street (Johnston Lane); thence North 04 degrees 06 minutes East, along the east margin of Johnston Street 84.60 feet to a concrete marker; the same being the point of beginning, and containing 0.388 of an acre by survey of W.H. Aldred, Registered Engineer, dated December 31, 1976.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
