WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated July 8, 2014, and the Deed of Trust of even date securing the same, recorded July 14, 2014, in Book No. T908, at Page 463, in Office of the Register of Deeds for Coffee County, Tennessee, executed by Brandon S Stewart and Mary Stewart, conveying certain property therein described to Main Street Title as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Residential Acceptance Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by First Guaranty Mortgage Corporation.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by First Guaranty Mortgage Corporation, will, on December 30, 2019 on or about 2:15 PM, at the Coffee County Administrative Plaza, Manchester, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Coffee County, Tennessee, and being more particularly described as follows:

Land in the First (formerly Sixth) Civil District of Coffee County, State of Tennessee, bounded and described as follows, to-wit: Beginning at a point in the center of a county road known as the Carr Road, said point being known as William Wiser's southeast corner; thence running with the center of said road South 03 deg. 45 min. West 213 feet to a point in the center of said road; thence running North 87 deg. 50 min. passing over an iron pipe at the west edge of said road and running with a line of stakes 611.6 feet to an iron pipe; thence running North 02 deg. 30 min. East 213 feet to a planted stone; thence running with or near an old line fence South 87 deg. 50 min. East 616.5 feet to the beginning and containing three (3) acres, more or less, by survey of Claude Ingram on the 25th day of April, 1955.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time.
