NOTICE OF SUBSTITUTE TRUSTEE`S FORECLOSURE SALE

WHEREAS, BILLY JOE RAY ANDERSON executed a Deed of Trust to William J Evans, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as nominee for Citizens Tri-County Bank, on November 17, 2017 and recorded on November 21, 2017 as Instrument Number 17007092, in Book T1236, Page 479, in the Office of the Register of Franklin County, Tennessee.

WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust by Rushmore Loan Management Services LLC, (the "Holder"), appointed the undersigned, McMichael Taylor Gray, LLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, McMichael Taylor Gray LLC, Substitute Trustee, by virtue of the power and authority vested in it, will on February 27, 2020, at 11:00 AM at the usual and customary location at the Franklin County Courthouse, 440 George Fraley Pkwy Room #157, Winchester, TN 37398 proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Franklin County, TN:

Beginning at an iron pin set at an old fence post hole on the easterly margin (25' East of the approximate center) of Swann Lane, said iron pin being 3900' northwest of the approximate center of Buckner Lane, said iron pin also being Hill's Southwesterly corner (DB 240 P 431) and the Northwesterly corner of the property herein described; thence along a tree line with pieces of ancient wire, Hill's Southerly Boundary, South 85 deg. 20 min. 13 sec. East 517.88 feet to an iron pin set (deed recorded in DB 240 P 431 calls for this direction to be "South 89 deg. East", and it is the intent for these two directions to be one in the same); thence along a severance line the following two calls: South 4 deg. 39 min. 30 sec.
