WHEREAS, Savannah D. Childers executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc. as nominee for MortgageAmerica, Inc., Lender and Richard A. Northcutt, Trustee(s), which was dated July 28, 2009, and recorded on July 28, 2009 in Book TD631, Page 890, Instrument Number 09003669, subsequently modified by a Loan Modification Agreement recorded November 13, 2017 in Book TD756, Page 571, Instrument Number 17004715 in Lincoln County, Tennessee Register of Deeds.

WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, Lakeview Loan Servicing, LLC, (the "Holder"), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on September 11, 2019, at 1:00PM at the usual and customary location at the Lincoln County Courthouse, Fayetteville, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Lincoln County, Tennessee, to wit:

DB O-13, page 853), same being a fence post on the west margin of Blankenship Hollow Road; thence along the west margin of Blankenship Hollow Road, South 01 deg. 54 min. East, 59.84 feet to an iron pin, same being the southeast corner of tract herein described and a corner of lands retained by Sullivan; thence leaving the west margin of Blankenship Hollow Road along the north boundary of lands retained by Sullivan, North 88 deg. 59 min. West, 136.88 feet to an iron pin at a fence corner, same being the southwest corner of tract herein described and a corner of Daly; thence leaving the north boundary of lands retained by Sullivan along an east boundary of Daly, North 00 deg. 03 min. West, 56.55 feet to a fence post, same being the northwest corner of tract herein described and a corner of Daly; thence along a south boundary of Daly, North 89 deg. 39 min. East 134.93 feet to the BEGINNING, containing 0.18 acres more or less, per survey of Michael R. Gooding, TRLS #1692, dated August 10, 2005.

Being the same property conveyed to Grantors by Deed of even date being recorded simultaneously herewith in Deed Book L14, Page 896, Register's Office for said County.

The instrument constituting the source of the Borrower's interest in the foregoing described property was a Deed recorded at Book L14, Page 896 in the Register's Office of Lincoln County, Tennessee.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.
