STATE OF TENNESSEE, COFFEE COUNTY

WHEREAS, Karol Lee Kirk Alonso and Donald Lynn Hodge, Jr. executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for U.S. Bank, N.A., Lender and J. Phillip Jones, Trustee(s), which was dated December 21, 2007, and recorded on December 31, 2007 in Book T744, Page 163, Instrument Number 07011313 in Coffee County, Tennessee Register of Deeds.

WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, U.S. Bank National Association, (the "Holder"), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on January 21, 2020, at 10:00AM at the usual and customary location at the Coffee County Courthouse, Manchester, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Coffee County, Tennessee, to wit:

A certain tract or parcel of land located in the 9th Civil District of Coffee County, Tennessee and being more fully described as follows, to-wit:

Beginning at a #5 rebar set with a cap stamped Johnson Assoc., TN RLS #1632 (all such points herein after referred to as a capped rebar set) in the Southeast of the 50' right-of-way of Brown Street at the Northern most corner of the herein described tract, said point being located South 55 degrees 15 minutes 17 seconds West, 100.00 feet from the intersection of the Southwest boundary of the 50' right-of-way of Washington Street and the Southeast boundary of the 50' right-of-way of Brown Street, said point also being located South 12 degrees 39 minutes 53 seconds West, 13.27 feet from an existing power pole; Thence from the POINT OF BEGINNING leaving Brown Street South 34 degrees 47 minutes 20 seconds East, 62.00 feet to a capped rebar set at the Northeast corner of the Tatum tract (Deed Book 297, Page 169); Thence with Tatum's Southwest boundary South 34 degrees 47 minutes 20 seconds East, 36.87 feet to a capped rebar set in the Northwest boundary of the Prince tract (Deed Book 310, Page 688); Thence with Princes North boundary South 55 degrees 12 minutes 30 seconds West, 100.02 feet to a capped rebar found in the Northeast boundary of a 20' alley; Thence with said alley North 34 degrees 05 minutes 48 seconds West, 98.96 feet to a capped rebar set in said boundary of Brown Street; Thence with Brown Street North 55 degrees 15 minutes 17 seconds East, 98.83 feet to the Point of Beginning. Said tract contains 0.23 acres more of less as surveyed by Kurt M. Johnson, TN RLS#1632, dated May 26, 2006.

Being the same property conveyed to Grantors by Deed of even date being recorded simultaneously herewith in Deed Book 326, Page 122, Register's Office for said County.

The sale of the property described above shall be subject to all matters shown on any recorded plat; any and all liens against said property for unpaid property taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; a deed of trust; and any matter than an accurate survey of the premises might disclose; and

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
