WHEREAS, Michael J. Wilkinson and Tonya L. Wilkinson executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc., As Beneficiary, As Nominee For AmeriFirst Financial Corporation, Lender and Access Title & Escrow, Inc., Trustee(s), which was dated May 18, 2015, and recorded on May 21, 2015 in Book T927, Page 552, Instrument Number 15003144 in Coffee County, Tennessee Register of Deeds.

WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, AmeriFirst Financial Corporation, (the "Holder"), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on February 25, 2020, at 12:00PM at the usual and customary location at the Coffee County Courthouse, Manchester, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Coffee County, Tennessee, to wit:

A certain tract or parcel of land lying and being in the 1st Civil District of Coffee County, Tennessee, being bounded and described as follows:

Being all of Lot No. 208 and the west 20 feet of Lots Nos. 206 and 207, and the east 50 feet of Lot No. 209, the Royal Oak Subdivision, as the same is shown by a map or plat thereof of record in Trust Deed Book 120, Page 154, Register's Office of Coffee County, Tennessee, to such plat or map reference is herein made for a metes and bounds description in full; said property being more particularly described as follows: Beginning at an iron pin in the North margin of Lincoln Street, the said point of beginning being located North 87 degrees 50 minutes West along the North margin of said Lincoln Street from the West Margin of Kennedy Drive where said Lincoln Street and Kennedy Drive intersects, thence from said point of beginning and running with the North margin of Lincoln Street North 87 degrees 50 minutes West 170 feet to a stake; thence running with a staked line North 2 degrees 10 minutes East 200 feet to a stake, thence running South 87 degrees 50 minutes East 170 feet to a stake; thence running South 2 degrees 10 minutes West 200 feet to an iron pipe, the point of beginning, as the same was surveyed and platted by Claude Ingram, Coffee County Surveyor, by plat dated June 6, 1967.

Subject to Restrictive Covenants of record in Book 96, page 515, Book 97, page 322-323 and Book 341, page 82; and Matters as shown on plat of record in Book 120, page 154 and Plat Cabinet 146A Register's Office Coffee County, Tennessee.

Being part of the same property conveyed to LLOYD G. CHAPMAN AND WIFE, KIMBERLEY CHAPMAN, by deed of record in Book 359, Page 298, said Register's Office.

The sale of the property described above shall be subject to all matters shown on any recorded plat; any and all liens against said property for unpaid property taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; a deed of trust; and any matter than an accurate survey of the premises might disclose; and

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
