TRUSTEE'S SALE

Default having been made in the terms, conditions and payments provided for in Deeds of Trust executed by Reva W. Howard and Nathan L. Butler to Kenneth C. Kirby, Trustee for Coffee County Bank, dated May 25, 2016 and of record in Trust Deed Book 956, page 504, Register's Office of Coffee County, Tennessee, to secure the indebtedness therein described, and

The holder of said indebtedness having demanded payment, which is past due and unpaid and said payment not having been made; and holder having giving required notices pursuant to T.C.A. 35-5-101 and

Now, therefore, I, Kenneth C. Kirby, Trustee, having been directed to do so by the owner of said indebtedness and by virtue of the power and authority vested in the Trustee in said Deed of Trust will on the 25th day of July, 2018, at 11:00 A.M. at the South door of the Courthouse in Manchester, Coffee County, Tennessee, sell to the highest bidder for cash, free from the equity and statutory rights of redemption, and subject to all matters shown on any recorded plan; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey might disclose, the following described property located in the Third Civil District of Coffee County, Tennessee:

Being a portion of Lot Number eight (8) and Nine (9) James Boynton Subdivision Number Six (6) a plat of which is of record in Trust Deed Book 157, page 428, Register's Office of Coffee County, Tennessee and more particularly described as follows:

Beginning at a point of intersection of the westerly margin of Geneva Boynton road and Mallory Boynton Road; thence North 3 degrees 57 minutes 48 seconds East, 244.57 feet to a point in a fence line along the westerly margin of a 50 foot wide tract belonging to Leon Vickers; thence North 84 degrees 53 minutes 56 seconds West, 384.54 feet to a wooden fence post; thence South 4 degrees 08 minutes west, 267.06 feet to a wooden fence post; thence along a fence in South 79 degrees 31 minutes 51 seconds East, 387.58 feet to a point lying in a westerly margin of Geneva Boynton Road, thence North 4 degrees 08 minutes East, 58.76 feet to the point of beginning, as per survey of S & T Engineering Co., dated June 18, 1988.

And being the same property conveyed to Reva W. Howard and Nathan L. Butler by Warranty Deed from Matthew McCormick, dated February 22, 2016, and recorded on February 24, 2016 at 1:15 P.M. in Warranty Deed Book 371, page 303, Register's Office, Coffee County, Tennessee.

This conveyance is subject to any and all existing easements and restrictive covenants of record.

This property is located at 629 Geneva Boynton Road, Manchester, Tennessee, and shown as Map 039, Parcel 073.00 in the Property Assessor's Office of Coffee County, Tennessee.

The right is reserved to adjourn the day of the sale to another day and time certain without further publication and in accordance with the law upon announcement on the day and time and place of sale as set forth above.
