SUBSTITUTE TRUSTEE'S SALE
WHEREAS, default having been made in the payment of the debts and obligations secured to be paid by that certain Deed of Trust executed on May 17, 2013, by Brent A. Sanders and wife, Crystal Sanders, to Geoffrey J. Post, Trustee, as same appears of record in the Register's Office of Grundy County, Tennessee under Record Book 1049, Page 227, ("Deed of Trust"); and
WHEREAS, Tower Community Bank, successor by name change to Citizens State Bank, the current owner and holder of said Deed of Trust, (the "Owner and Holder"), appointed the undersigned, John H. Cameron, Jr., as Substitute Trustee by instrument filed for record in Record Book 1094, Page 873, in the Register's Office of Grundy County, Tennessee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Owner and Holder, and that the undersigned John H. Cameron, Jr., Substitute Trustee, or his duly appointed attorneys or agents, by virtue of the power and authority vested in him, will on Tuesday, August 7, 2018, commencing at 10:00 A.M. Central Time at the front steps of the Main entrance of the Grundy County Courthouse, Altamont, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in the Second Civil District of Grundy County, Tennessee, to wit:
Lying and situated in the 4th Civil District (formerly part of the 2nd Civil District) of Grundy County, Tennessee on the west side of Ashby Road, BEGINNING at an iron rod set in a fence row, being South 21 deg. 54 min. 06 sec. East 716.12 feet from the center of Ashby Road; thence with the fence row South 24 deg. 16 min. 19 sec. East 32.54 feet to a point; thence South 26 deg. 23 min. 25 sec. East 42.67 feet to a point; thence South 30 deg. 10 min. 54 sec. East 28.33 feet to a point; thence South 33 deg. 02 min. 00 sec. East to a point; thence South 33 deg. 41 min. 43 sec. 124.89 feet to a point; thence South 20 deg. 37 min. 46 sec. East 17.52 feet to a point; thence South 09 deg. 43 min. 40 sec. East 35.09 feet to an iron rod found in said fence row, said rod being the northeast corner of the Douglas Ashby property, Deed Book 104, Page 351, et seq., in Register's Office of Grundy County, Tennessee; thence North 89 deg. 51 min. 39 sec. West 1317.09 feet to an iron rod, said rod being Harrelson's southeast property corner, Deed Book 129, Page 441, et seq., in the Register's Office of Grundy County, Tennessee; thence North 00 deg. 08 min. 21 sec. to an iron rod, said rod being Y.B. Ashby's southwest corner, Deed Book 104, Page 349, Register's Office of Grundy County, Tennessee; thence South 89 deg. 51 min. 39 sec. East 1167.16 feet to the Point of Beginning, containing 8 acres more or less.
EASEMENT : There is also conveyed herewith a 30 foot right of way easement along the eastern edge of the Ashby property (Deed Book 104, Page 349) for access to and from the above described tract of land, connecting the above described property with Ashby Lane. This shall be a permanent right of way for the benefit of the Grantees, their heirs and assigns. There is further granted a utility right of way for construction of electric and telephone service across the Ashby property along a route to be specified by Sequatchie Valley Electric Cooperative or any other cooperative, which may serve this area in the future. Conveyance of these rights-of-ways also conveys the right to improve and maintain said right of way, but implies no obligation of the Grantor to improve or maintain same.
EXCLUDED from this conveyance are all oil and gas rights, which are reserved unto the Grantors, Y. B. Ashby and wife, Leatrice J. Ashby.
ALSO INCLUDED HEREIN IS A 2007 GILES MOBILE HOME WITH SERIAL NUMBER GM7207AB.

The sale of the above-described property shall be subject to all matters shown on any recorded plan; any unpaid taxes; any restrictive covenants, easements, or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey of the premises might disclose.
All right and equity of redemption, statutory or otherwise, homestead and dower are expressly waived in said Deed of Trust and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.
