NOTICE OF FORECLOSURE SALE
Default having been made in the terms, conditions, and payments provided in a Certain Deed of Trust dated September 25, 2012, executed by DENNIS VASSAR and wife, SHERRIE VASSAR to STEPHEN M. WORSHAM, Trustee, of record in Book T864, Page 901, in the Register=s Office for COFFEE County, Tennessee, to secure the indebtedness described therein, the entire indebtedness having been declared due and payable by RUSSELL FIELDING and wife, CAROLYN FIELDING as provided in said Deed of Trust, I, STEPHEN M. WORSHAM, TRUSTEE, will by virtue of the power and authority vested in me as Trustee, on FRIDAY, JULY 13, 2018 AT 11:15 A.M. AT THE SOUTHWEST ENTRANCE OF THE COFFEE COUNTY ADMINISTRATIVE PLAZA, MANCHESTER, TENNESSEE, in front of the Coffee County Register of Deeds office, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following described property in COFFEE County, Tennessee, to wit:
IMPROVED PROPERTY LOCATED IN THE COUNTY OF COFFEE, TENNESSEE, KNOWN AS 219 CARTER BLAKE ROAD, TULLAHOMA, TENNESSEE 37388:
A CERTAIN TRACT OR PARCEL OF LAND LOCATED IN THE 9TH CIVIL DISTRICT OF COFFEE COUNTY, TENNESSEE, BOUNDED AND DESCRIBED AS FOLLOWS, TO WIT:
BEING lots number Sixty-four (64) through Seventy-five (75), both inclusive, in the J.G. Richardson Subdivision, a plat of which subdivision is of record in Trust Deed Book 71, page 355, Registers Office, Coffee County, Tennessee. Reference is made to said plat of record for details of frontage, area, etc. of each said lots. Said lots together form one body or tract of land, which is more particularly described as follows:
BEGINNING at an iron pipe on the west side of a county road, said pipe being 905.33 North of the north edge of the Old Manchester-Tullahoma Highway No. 55; running thence along the west side of said county road, North 02 degrees 30 minutes East, 150.0 feet to an iron pin; thence North 87 degrees 00 minutes West, 602.6 feet to an iron pin in a fence line; thence along said fence South 18 degrees 34 minutes East, 162.5 feet to an iron pin; thence along a fence South 87 degrees 00 minutes East, 541.25 feet to the point of beginning, all according to the survey of W.J. Palmer, Jr. Dated August 23, 1965.
BEING the same property conveyed to Dennis Vassar and Sherrie Vassar, by Warranty Deed of record in Deed Book 864, page 901, Registers Office of Coffee County, Tennessee.

THIS SALE IS SUBJECT TO ANY UNPAID TAXES, IF ANY, ANY PRIOR LIENS, OR ENCUMBRANCES LEASES, EASEMENTS AND ALL OTHER MATTERS OF RECORD INCLUDING BUT NOT LIMITED TO THE PRIORITY OF ANY FIXTURE FILING, IF THE U.S. DEPARTMENT OF THE TREASURY/INTERNAL REVENUE SERVICE, THE STATE OF TENNESSEE DEPARTMENT OF REVENUE, OR THE STATE OF TENNESSEE DEPARTMENT OF LABOR AND WORK FORCE DEVELOPMENT RE LISTED AS INTERESTED PARTIES I THE ADVERTISEMENT, THEN THE NOTICE OF THIS FORECLOSURE IS BEING GIVEN TO THEM, AND THE SALE WILL BE SUBJECT TO THE APPLICABLE GOVERNMENTAL ENTITIES RIGHT TO REDEEM THE PROPERTY, ALL AS REQUIRED BY 26 U.S.C. 7425 AND T.C.A. 67-1-1433, T.C.A.35-5-104. THE NOTICE REQUIREMENTS OF T.C.A. 35-1-101 ET SEQ HAVE BEEN MET.
THE RIGHT IS RESERVED TO ADJOURN THE DAY OF THE SALE TO ANOTHER DAY, TIME AND PLACE CERTAIN WITHOUT FURTHER PUBLICATION, UPON ANNOUNCEMENT AT THE TIME AND PLACE FOR THE SALE SET FORTH ABOVE THE TRUSTEE RESERVES THE RIGHT TO RESCIND THE SALE.
IN THE EVENT THE HIGHEST BIDDER DOES NOT HONOR THE HIGHEST BID WITHIN 24 HOURS, THE NEXT HIGHEST BIDDER AT THE NEXT HIGHEST BID WILL BE DEEMED THE SUCCESSFUL BIDDER.
